Project Overview

The intent of this project is to recommend amendments to the Village of Itasca's Zoning Code focusing on the downtown and area around the Itasca Metra station. This project is one of the recommended actions from the 2022 Itasca Downtown Strategic Action Plan, which is described below. The Zoning Code amendments will explore potential changes regarding: zoning districts, building heights and density, intensity of uses, parking, historic district elements, transit access, bicycle infrastructure, mixed use transit-oriented development (TOD), and other aspects relating to zoning and development.

2022 Itasca Downtown Strategic Action Plan

The 2022 Itasca Downtown Strategic Action Plan provides a strategy, development framework, and set of implementation actions to further enhance downtown and support the highest and best use of land surrounding the Village’s Metra station. The plan provides strategies and actions to improve downtown by identifying opportunities for business and housing growth, redevelopment, access to transit, pedestrian and bicycle infrastructure, and site improvements across the study area.

Study Area

As identified in the 2022 Itasca Downtown Strategic Action Plan, the study area is generally located between the Itasca Country Club on the east and Spring Brook Nature Center and I-290 on the west, extending to East Center Street along the north and including Usher Park and portions of the Irving Park Road corridor along the south. The study area is depicted in the Comment Map below.
